  • 1. The Strategy Session

    We will sit down to craft a bespoke plan to target the specific buyer profile for your home.

    2. Staging & Styling

    We don’t just take photos; we create lifestyle narratives. I help you style your home so buyers fall in love before they even step through the door.

    3. The Launch

    Your home hits the market with a bang. We use ‘invite-only’ launch days to create urgency and competition among buyers (if applicable).

    You’ll have a bespoke marketing plan using my local expertise, online portals like Rightmove, Zoopla, and OnTheMarket, and social media to target the right buyers for your home.

    4. Negotiating Your Future

    This is where the Savills background counts. I don’t just take offers; I negotiate to squeeze every drop of value from the deal for you.

    5. Managing the Sale Process

    Once your solicitor is instructed, I’ll manage the process on your behalf, keeping you informed and helping to resolve any issues quickly to ensure everything runs smoothly.

    From exchange to completion, I’ll guide you through the final steps, making the process stress-free and celebrating with you when the sale is done!

  • Transparent, Performance-Based Pricing

    I work on a partnership basis with my clients. To ensure we are both fully committed to achieving the best result, my fee structure is transparent and straightforward.

    The Marketing Commitment

    To cover the immediate costs of preparing your home for market, including professional photography, videography, floor plans, and paid social ads, I ask for a nominal marketing contribution of £200 + VAT when we begin.

    The guarantee. This is fully refundable. After you complete your sale, this amount is deducted from your final commission. It is simply a deposit to show we are both serious about selling your home.

    The Success Fee

    My agency fee is 1.5% + VAT of the final sale price.

    • Inclusive service: This covers all viewings (conducted by me personally), negotiation, sales progression, and marketing.

    • Payable on results: Aside from the initial marketing commitment, the balance of my fee is only due when I successfully sell your property.

We offer landlords a comprehensive lettings management service and a seamless tenant rental process.

    Market Appraisal: I’ll start with a detailed consultation to discuss your property, understand your objectives, and provide a thorough market analysis to determine the best rental strategy.

    Targeted Marketing: I’ll create a professional property listing with high-quality photographs, accurate floorplans, and a compelling description. Your property will be advertised across major platforms like Rightmove and Zoopla, as well as social media, to reach the widest audience of potential tenants.

    2. Ensuring a Seamless Letting Process

    Accompanied Viewings: I’ll personally conduct all viewings, showcasing your property’s best features and answering potential tenants’ questions directly to highlight its value.

    Negotiating on Your Behalf: I’ll use my negotiation expertise to secure the best possible rent for your property while ensuring fair and competitive terms.

    Thorough Tenant Screening: A trusted referencing company will carry out comprehensive tenant checks, including credit and reference screening, to ensure you have reliable and responsible tenants.

    Preparing Legal Documents: I’ll oversee the preparation of the tenancy agreement, ensuring all legal requirements are met to protect your interests and provide peace of mind.

    Rent and Deposit Collection: I’ll coordinate the collection of the initial rent and security deposit, ensuring everything is in place according to the agreed terms before the tenancy begins.

    Move-in Day: Once the rent and deposit have been received, I’ll arrange a smooth handover with the tenants. I’ll meet them at the property on move-in day to hand over the keys and ensure everything is ready for them to settle in.

  • Simple, Transparent Landlord Fees

    Whether you prefer to be hands-on or completely hands-off, I offer clear fee structures to suit your investment strategy.

    Tenant Find Service: 10% + VAT

    Best for: experienced landlords who have the time to manage maintenance and rent collection.

    Includes professional marketing, accompanied viewings, rigorous tenant referencing, and preparation of the tenancy agreement.

    Full Management Service: 13% + VAT

    Best for: landlords who want a completely passive income and total peace of mind.

    Includes everything in the Tenant Find service, plus rent collection, routine inspections, and 24/7 maintenance management. My management team handle the late-night calls so you don’t have to.

    Note: while these are my core commission rates, other specific administrative fees may apply depending on your property’s requirements. Please ask for my full terms of business for a breakdown.

    Registration Fee:
    A one-time £1800 registration fee covers Euan’s comprehensive efforts throughout your search, no matter how long it takes.

    Success Fee:
    Since every client’s requirements and stage in their search are unique, please contact Euan to discuss the applicable success fee. This fee is due upon the exchange of contracts and payable upon completion.
